Building & development
Pinecrest issues its own permit number first; applicants may then need to submit it with Miami-Dade County applications. Use the Village eTRAKiT portal for permits, inspections and project status. Separate permits may apply to grading, demolition, electrical, mechanical and plumbing work.
Tree removal or relocation generally needs a Village permit before the work begins. For a business, confirm zoning and use approval before signing a lease; the Village and County both issue business tax receipts.
